DESIGN GUIDELINES

Preserving the Historic Heart of Downtown Mason City

Downtown Mason City is not only a hub for commerce and culture but also a vital part of our city's rich history. Maintaining its unique character is essential to preserving its role as the historical and cultural heart of Mason City.

In the early 2000s, after the construction of modern buildings and alterations to historic structures threatened downtown’s architectural heritage, the Downtown Association (now Main Street Mason City) took action. In 2004, the City of Mason City updated its Zoning Ordinance to protect original building materials—such as brick, stone, and punched metal—from being covered or painted with artificial materials. This ordinance ensures that the downtown district’s historic charm is maintained, while still allowing for thoughtful improvements that contribute to its vibrancy.

Two years later, the Downtown National Register Historic District was established, recognizing several key structures that contribute to the area’s historic character. Iconic buildings, like the City National Bank/Historic Park Inn, the Kirk Apartments, and the Brick and Tile Building, are celebrated examples of downtown's architectural legacy.

What Does This Mean for Building Owners?

These regulations are designed to help property owners preserve the unique appearance of their buildings while allowing for some updates. While there are guidelines about what materials can be used, the City and the Historic Preservation Commission work together with building owners to find solutions that balance preservation and modernization. Whether you're looking to replace windows, restore your façade, or undertake larger renovations, there are options that can enhance your building without compromising its historical integrity. For building owners seeking to protect their properties' historic character, the Historic Preservation Commission is a valuable resource. They offer guidance and support in finding innovative and cost-effective ways to maintain the historical essence of your building while meeting modern needs.

Why Were These Regulations Adopted?

The City adopted these guidelines to eliminate confusion and ensure downtown’s most significant buildings are properly protected. With so many different styles and time periods represented in downtown architecture, building owners may not always know whether their property holds historical value. These zoning changes clarify what can and cannot be altered, ensuring that all property owners understand how to preserve the district’s architectural history.
